Rent comes in every month
A rented property produces income while you hold it. The numbers that matter are the rent it can realistically earn and what it costs to own.
Someone else helps pay it down
Rent can cover part or all of the loan payment, so the balance drops over time while you keep the property.
A loan stretches your down payment
You can control a whole property with a fraction of its price. That raises both the possible gain and the risk, so the loan has to fit the income.
Property can gain value over a long hold
Prices here have moved up and down from year to year, so plan to hold long enough to ride out a dip.
The tax code treats rentals differently
